We assist them by providing preventative advice, conducting educational programs for managers, and appearing in residential and commercial landlord-tenant disputes and general litigation.
We give legal assistance in drafting both model form and individual leases, and in reviewing and negotiating leases. We also provide associated documentation, such as assignments and options.
We have a great deal of experience acting on behalf of sponsored, buyers and lenders of residential and commercial condominiums. Our services include preparing master condominium documentation for both new construction and conversions - ranging from row houses to large multi-phased developments.
We have frequently represented each party in Purchase and Sale Agreements, and in closings of homes, apartment buildings, condominium units, commercial property, and land. Our services include tax planning and seller-financing arrangements. We also assist banks and other lenders in residential, commercial, and construction financing.
Central to real estate transactions is the determination of title and transfer of interests in realty. We provide title examination and certifications, we act as agents for several title insurance companies, and we provide coverage to owners and lenders.
Our firm helps investors evaluate and negotiate potential purchases. We consider the effects of various regulatory restrictions and provide other services described above. In addition, we advise on, and draft, documents for title holding, and group ownership, such as partnership agreements and nominee trusts.
Developer clients require assistance in many areas described above. Our other services include providing aid and obtaining financing and negotiating contractor and architect agreements, as well as in options, zoning and administrative agency representation. We also deal with government financing arrangements, such as H.U.D. and M.H.F.A. programs, and have had experience in the specialized area of obtaining approval for construction of health care facilities.
We have appeared for clients in rent control matters, on variance petitions, at M.H.F.A. conferences, in health care management matters, and other administrative proceedings. We also work with accountants on income tax and estate planning - and the execution of those plans.
